What is the value of a Wood Destroying Organism (WDO) inspection in California?
In the state of California many loan types will require a WDO inspection. The WDO inspection is a visual, non invasive inspection that seeks to identify wood destroying organisms such as termite, beetles and dry rot/wood rot. The industry of WDO inspections is regulated by the Structural Pest Control Board (SPCB)- they are the ones who make sure that we are doing business on the up and up- keeping our bonds, insurance(s) and licenses current.
In terms of a home buyer or a home owner (seller) there are many components of the inspection that can add value to the service. WDO companies are licensed and bonded general contractors- we carry all necessary components of doing business legally and morally- and regulated by the SPCB.
So, how is that valuable to someone selling a home?
This can be a bit tricky, in that often times this report can reflect negatively on the value of a home. With that said, when we step back and look at the situation neutrally, the value is in knowing the deficiencies of a home. Often our inspectors will find things that the homeowner had no clue existed on their property. If detected early, further damage can be avoided and corrections can be made to correct a condition.
For the party purchasing the home, often times the report is used as a component of the purchase negotiations. Since these reports are public (after formal request and 10 business days) this information stays with the property in a database. And again, knowledge is value- sometimes the information provided can make the decision much easier for the purchase.

If you are comparing repair bids from one company (or service provider) that the scope of repairs is consistent- often times companies will change the scope of repairs in order to offer a more affordable cost. It’s very important to understand this, and keep in mind that the lowest cost is not always the best way to perform repairs and can lead to larger issues down the road. The one thing, aside from repair bids, that should be consistent from one report to another are the findings and the location of said findings.
