Home Inspections: PASS OR FAIL?
Many homeowners are anxious about having a home inspection for the residence they are selling. The term “inspection” conjures up the image of a man in a white lab coat who shows up to scrutinize your residence, with a large check list in one hand, and a hand held magnifying glass in the other. Some people incorrectly assume that with one stroke of his pen or “tick in the box,” the whole sale may be canceled. This, I assure you, is not the purpose of a home inspection.
A qualified home inspector is a highly trained and experienced investigator who visually evaluates the material condition of a home and the systems within it. A first-rate inspector will take their time walking the property, educating the buyer or seller while visually examining material components for indications of poor material application or poor performance.
The inspector will seek out conditions which have caused material defects and will identify conditions that, if left unattended, may lead to future problems. Additionally, any observable safety concerns and potential insurance issues are brought to the client’s attention.
Many common defects include; poor exterior drainage, aged or incorrectly installed electrical components or plumbing systems, old leaking roofs or poorly applied roofing, plus, aged or defective heating systems.
