Choosing a Home Inspector CaliforniaDid you know that there is no license or certification process for home inspectors in California?  We recommend you consider:

1. Inspector Qualifications.
Has the inspector attended professional training at a nationally reputable inspection training institution?
Can the inspector provide certificates of continued instruction or trade licenses?

2. Experience
How many inspections does the company do in a year?  A full time inspector may complete 250+ inspections every year.  Has the inspector worked in the building trades or in the building maintenance field?

Ask yourself, “Do I really want someone inspecting my home that is inspecting homes in their spare time?”

3. Professional Affiliations
Home inspectors should at least follow the Standard Operating Procedures (SOP) and Code of Ethics, established nationally by trade organizations such as; NACHI, ASHI, or California’s own CREIA. Actual membership is an individual choice, and business decision.  But defining a SOP sets forth an expectation to the service and detail which your inspector will provide when inspecting your house and in your best interest and the inspectors own liability, a SOP should be outlined in the pre-inspection agreement or contract.

4. Errors and Omissions Insurance
Is the inspector insured?  It is to your advantage that your inspector carries professional E&O insurance.  Human error occurs even with the most seasoned inspector.  Your inspector should carry E&O insurance as an added security service for his/her clients.

5. Written Report
Will there be a full written report?  A full written report should be provided, no exceptions.  Reports with color pictures are better.  By including a photo reference to a described defect helps in coordinating repairs with contractors.

6. Price
When searching for your professional inspector, the fee may reflect the level of service you get.  Saving money in the near term may cost you later.  Price should be the least defining qualifier when searching for a home inspector.  Low cost inspections may be a precursor to future issues, don’t skimp on selecting an inspector, you are investing in the biggest invest you will make.
